I’ve always said after almost 25 years in the real estate business I’ve seen so many patterns. We always watch what is happening along the East and West Coast b...ecause it slowly heads our way. The early changes have started in my opinion. I keep seeing posts from so many saying this won’t be like 2008 which I worked harder then I ever have in my life during that time and it was heartbreaking helping so many navigate through the emotional hardships of losing their home. During that time sellers needed marketing more then ever, so it was a very busy time for Rick and I and we learned more about foreclosures than I cared to. I disagree with most and think in the end this may be worse than 2008 because at that time yes there were loans being given at 125% the homes value, but now I’m seeing people paying a 150% and above what the homes value was not very long ago. I don’t think it will happen overnight, but when have ANY of us seen times like this? I certainly haven’t as an adult. Inflation is rising, gas prices are rising, groceries are ridiculous and the talk of shortages coming aren’t helping anything. Not to mention we have a complete idiot in the White House who has no financial business common sense or really any sense at all. I’ve stressed to so many friends and clients if you’ve been on the fence about taking advantage of the market there may never be a better time in our lifetime then right now. Let us know if you’d like to discuss options, below is an email I received today from a current market perspective of a fellow Realtor on the west coast. Ron Nedd | May 1, 2022 California We're seeing the first signals of a changing real estate market. Lockbox activity is down in various parts of the country. On a call in our investor group just last week, Michael Wilson in the Portland area shared that he saw it was down 19% the previous week. This is a measurement of showing activity for listings. Which seems to make no sense since April is one of the peak months for real estate activity. And it isn't because there are 19% less listings than last year. In part, it's because buyers are starting to pull back due to high prices combined with increased interest rates. The 2% increase in interest rates from last year translates to $2354.75 more every month for the payment on an average home in L.A. County. This is an area I'm familiar with, being an agent and an investor there. Where the average price of a single-family home is now $1,412,848. Based on the sky-high prices and significant increases in monthly payments this year over last - any decreased showing activity makes perfect sense. Then there's the increase in foreclosures, described in the headline you see at the top of this email of an article from the Florida Realtors News. Yes, the moratoriums have ended and that would naturally increase the foreclosures. But with business closures from the shutdowns and out-of-control inflation only beginning - it isn't likely that the number of foreclosures will trend downward from here on out. So watch the numbers regarding that over the coming months. None of these situations are good. And my sincerest hope is that somehow it doesn't get worse. That it all turns around. But I don't see any effective action being taken in that direction. I don't even see any smart people in positions of power who could do something to avert a mess. This isn't the first time that homeowners will be on the short end of the stick. I was in real estate when it all fell apart in 2008. I learned to help people avoid foreclosure when we were in the heaviest part of the crisis after the financial meltdown. And I saw the need for people who had the knowledge and the skill to truly help those people. A lot jumped into the arena. A lot of them not having a clue how to really help these people. But seeing an opportunity to make some money. Then there was the smaller percentage who went against the grain. Jumping in, not because they'd make a boatload of money doing so. But because they honestly wanted to help people who were hurting. I found that trying to help homeowners in a distressed situation is a double-edged sword. On the one side, it's easy to get caught up in the money aspect. You can definitely make good money during times like that. On the other side, you can work so hard to help the people in pain that you sacrifice your time and money to an extent that you can't do it anymore. It can wear you down and tear you down and leave you in such bad shape you can't help anyone. I had to learn about the 2 sides of the sword and how to balance my approach so I didn't receive any fatal cuts from either side. That's very important. The other thing I learned from going through that period of time is you have to be prepared before a big change like that occurs. It took me months to really learn what to do to be effective - and that was a year or two after I first learned how to help a client avoid a looming foreclosure. This time, I plan to be ready. I'll be prepared with my marketing in place to reach homeowners who need help. So they can find me. I'll be able to evaluate their property faster and more accurately to determine what their best options are. I'll have partners lined up to fund investment purchases when that's the right thing for that buyer. I'll have agents in the wings to help them with a short sale listing if that's their best route. I'll have my follow-up system in place to make sure no one gets foreclosed on because they fell through the cracks or were forgotten about. I'll also do my best to help others get prepared for the changes that could affect them, their income, and their lifestyle. Whether it's helping someone get started in real estate investing and implementing a proven system that will give them an unfair advantage in a competitive market. Or helping a homeowner sell the house which is now a burden to them in some way. Not all will accept my help. Not all will take action in time. But some will. And the more who do, the more who will make it okay. I hope you're in that group and do whatever is needed to make sure the future for you and your family will be secure.
